Private investors

How do I find private investors for a real estate deal?

Short answer

Start by defining which investors are most likely to understand your real estate strategy, then focus your outreach on reaching them. Describe the property type, market, business plan, team, and funding need in direct terms. Identify prospects whose experience or interests make those details familiar, so each first conversation can focus on the deal rather than basic industry education. Prepare materials that answer likely questions about the asset, operations, team, proposed structure, and relevant risks. Use conversations to assess fit and note what information each prospect needs next. Follow up consistently and improve your approach as you learn which investor profiles respond.

Checklist

  • Define the property type, geography, strategy, stage, and size of the raise.
  • Describe the investor profile that has relevant experience or a natural interest in that strategy.
  • Review your team's experience and identify what supports your ability to carry out the business plan.
  • Compare your positioning and materials with other firms addressing a similar investor audience.
  • Prepare clear information on the property, operating plan, funding need, proposed structure, and risks.
  • Ask prospects what experience they have with the property type, market, and investment approach.
  • Record questions, requested information, and agreed follow-up actions after every conversation.
  • Keep outreach steady and relevant, and share updates that address the investor's stated interests.
  • Review responses over time and adjust your investor profile or message where the evidence supports it.

Capital Raising Book

Common scenario

A sponsor is raising for a property strategy in a market where local investors already understand the asset type. The sponsor prepares a concise overview of the property, operating plan, team, funding need, and proposed structure. In conversations, the sponsor asks what the investors know about the market and what information they need to assess the opportunity. The sponsor follows up with requested details and records when to reconnect, keeping outreach focused on people who show relevant interest.

What to do next

  1. Write a short description of the deal, including property type, location, strategy, funding need, team, and proposed structure.
  2. Create an investor profile based on relevant market knowledge and investment interests. List where those prospects already gather and how you can begin useful conversations.
  3. Prepare and review materials so they answer likely questions clearly and consistently, including details on operations, team experience, and risks.
  4. Start a tracker for prospects, conversations, requested information, and follow-up dates. Review it regularly and use what you learn to refine your outreach.
